One clean, and four things you can add to it
Every booking starts with the same hourly clean, worked to a room-by-room checklist. Linen, essentials and a welcome basket are optional — add them to any booking and change them whenever. All prices exclude GST.
Airbnb Cleaning
One hourly rate of $55, with no extras. Turnover cleaning is usually quoted as a low base rate with the oven, the balcony and the inside of the fridge priced separately underneath it. We do it the other way around: you pay for the time on the property, and the work is whatever the property needs to be guest-ready.
Every clean follows the same checklist, room by room, across the kitchen, laundry, bedrooms, bathrooms, living and dining areas and the balcony or outdoor area.

Use our linen, or we will wash yours
This is the one choice you have to make. Everything else on this page can simply be added to a booking.
Linen Hire
$50/per bed
- We supply the linen, fresh for every guest
- 1 × fitted sheet, 1 × flat sheet
- 1 × quilt cover
- 4 × standard pillow cases
- 1 × hand towel, 1 × face towel
- 1 × floor mat, 1 × tea towel
- Beds stripped and made up on the day
Linen Washing
On enquiry/
- You supply the linen; we launder it
- Beds stripped, washed and made up again
- Made up to the same standard as hired linen
- Quoted per property — tell us the beds and the turnaround
Two things worth adding
Both are per clean, and both are optional on any booking.
Essentials Top-Up — $30 per clean
The consumables guests use up, restocked so the next arrival does not find an empty roll or an empty bottle. Refillable containers are provided by you; we keep them filled.
- Toilet paper, bin liners, paper towels
- Shampoo, conditioner, body wash, hand soap
- Laundry powder or liquid
- Dishwashing soap, tablets and sponges
- Coffee, tea, sugar, salt and pepper
Welcome Basket — $25 per clean
A thoughtful selection of snacks, set out for guests arriving. It is a small thing that lands early: it makes the property feel looked after, and it is the first thing a guest sees when they walk in.
